The calculation excludes the top and bottom 10% of tracked projects by cost, and drops anything under 2,000 sq ft, so it is not being skewed by a handful of tiny fit-outs.

Why the average is so much higher than the median
A 45% jump in the average against only a 7.4% jump in the median is not a rounding difference — it is a distribution telling you something. When the average sits well above the median, the underlying data is right-skewed: a relatively small number of very expensive projects are pulling the average up while most projects cluster closer to the median.
That is exactly what is happening. Standard enterprise data centers — the kind built for ordinary cloud hosting, storage, and colocation — track close to the $445 median. The AI-training and hyperscale facilities being announced at record pace are dramatically more expensive per square foot, because of what they have to fit inside that footprint: denser power distribution, liquid cooling loops, and structural reinforcement for heavier equipment racks. Those projects are rare relative to total project count, but expensive enough to drag the average far above the typical build.
The real AI premium isn't per square foot — it's per megawatt
Here is the part the per-square-foot number cannot show you. JLL's 2026 Global Data Center Outlook tracks construction cost per megawatt of power capacity, which is the metric the industry actually prices against, because a data center's value comes from how much compute it can run, not how much floor it covers.

Critically, JLL is explicit that these figures cover only the shell and core — the building itself. Tenants are typically responsible for the tech fit-out, and JLL notes that fit-out for AI infrastructure can add as much as $25 million per megawatt on top of the shell. That fit-out dollar figure is bigger than the shell-and-core cost it sits on top of.
This is why an AI data center can have a comparatively modest square-foot cost — the building itself is not exotic — while the total project cost runs into the billions. The premium is in power delivery, backup generation, and cooling infrastructure dense enough to serve AI accelerator racks, not in the walls and roof a $/sq ft figure measures.

Putting the two metrics together

- $/MW tells you what the facility's actual purpose costs — the power and cooling infrastructure that makes it a data center rather than a warehouse. This is the number that moves when a project is AI-specific.
A warehouse-shaped building with an AI-grade power and cooling buildout can post a modest $/sq ft and a massive $/MW at the same time. Both numbers are true; they are just measuring different things.
